Pricing structure — Tailored to Your Property
Every property is different. Every situation is different. That is why our invoice is structured into two clear parts: fixed management fees and variable costs. The management fee is agreed with you in advance and is based on your property and the services required. In addition, there are variable costs, such as maintenance, the purchase of products and services from third parties, technical and facility services, and costs associated with reservations. These costs depend on the needs of your property and your personal preferences as an owner. This means that, in addition to the fixed management fee, you only pay for the services, products and work your property actually requires. We pre-finance the variable costs, so you can rely on worry-free management of your property.
Fixed Management Fees
The fixed management fees cover the day-to-day care, coordination and oversight of your property:
Key Management, Communication & Guest Services — PINK manages the keys to your property and handles communication between the owner/landlord and guests throughout their stay.
Property Preparation — we ensure that your property is in good condition and ready for you and your guests.
Inspections & Reporting — periodic inspections of your property, both during rental periods and when the property is vacant, with reporting of any defects, irregularities or other points requiring attention.
24/7 Availability — for emergencies, including additional monitoring of the property when circumstances require it, such as during extreme weather conditions.
Mailbox & Mail — during periods of vacancy, we empty the mailbox at least once a week and handle important mail.
Supplier & Maintenance Coordination — we coordinate and supervise external suppliers and service providers, such as pest control, pool and garden maintenance companies, and other contractors working on your property. We also request quotes and handle communication and coordination with the relevant parties.
Variable Costs
Variable costs are only charged when they actually apply. These may include:
Welcome Packages — when desired, we provide a welcome package for guests.
Check-in & Check-out — welcoming and assisting guests upon arrival and departure, including the necessary checks and arrangements related to their stay.
Cleaning — upon arrival, during the stay and after departure, carried out by our dedicated cleaning team.
Laundry & Linen Service — we take care of washing and replacing linen, tailored to the use of your property. In addition, we provide a fixed supply of high-quality bed and bath linen, ensuring that your property always has the same high-quality sets and that you do not need to purchase or store them yourself. The same applies to glassware, crockery and cutlery.
Utilities & Internet — costs for water, electricity and internet, among others, are charged based on actual usage and the applicable subscriptions or connections.
Maintenance & Services — including pool and garden maintenance, servicing of installations, pest control, vehicle inspections and other recurring services.
Purchases & Replacements — when new or replacement items are needed for your property, such as inventory, equipment or other necessities, we arrange these quickly through our trusted and reliable suppliers. For frequently used items, we also maintain our own stock. This allows us to work efficiently, respond quickly and minimise unnecessary individual purchases and costs as much as possible.
Technical & Facility Services — use of our own technical and facility team for work on and around your property, as well as support with the execution of work carried out by external tradespeople and service providers.
